34 Eastern Rd, South Melbourne
34‐40 Eastern Road is an eight‐storey office development, with retail at ground level. The proposal brings together the design principles of sustainability, urban connectivity, and social activation through a high‐quality and sensitive architectural response. It talks to the future of the South Melbourne precinct by setting a precedent in considered materiality and form.
This project features a charcoal brick podium and natural anodised upper form which steps back from the street, allowing for extensive planting across the external terraces.
The project brings a variety of commercial programs to a diverse and changing urban context. A mid‐size food
and beverage tenancy offers an extension to the low scale Bank Street, street frontage, commercial and café strip. Office spaces allow a mixture of small to mid‐size tenancies to be located on the upper floors, each featuring access to private terraces intended to provide social spaces as well as defining a series of informal workspaces with the use of soft and hard landscaping.
