122 Roseneath St, Clifton Hill
Situated on the traditional lands of the Wurundjeri People of the Kulin Nation, 122 Roseneath St is a collaboration between like-minded development partners Wulff Projects, Icon Developments and Assemble.
The design consists of three main forms that run north-south along the site, with a key feature being two raised landscaped terraces that intercept the buildings and occupy more than one third of the footprint. These ‘linear parks’ are achieved by raising the ground level, concealing the car park beneath, which removes the need for underground parking.
A single-storey podium provides a retail streetscape, giving way to 3-storey townhouse buildings on both sides, and a stepped 6-storey apartment building in the centre. The existing Brutalist building on the site has been retained in part, and subtle references to the tactile material of the local area are reflected throughout the design.
The building is a highly site-responsive design with strong sustainability, quality, and community focus. The outcome is driven by fundamental principles including an emphasis on internal amenity, privacy, light and air access, equitable view lines, and communal facilities.
Diversity of apartment types offers owners and occupiers a wide variety of lifestyle options, catering to diverse community needs. The housing options include; 1, 2 and 3-bedroom apartments; and 2 and 3-bedroom townhouses. Large internal and external communal areas – including the landscaped areas, a generous north-facing community room, a workshop and communal laundry – encourage engagement between neighbours and soften the transition between public streetscape and semi-private shared circulation.
The project is conceived as an exemplar of contextually sensitive, high-quality design and sustainable, small footprint living.
Construction for 122 Roseneath Street was completed in August 2018.
