22 Gordon St, Cremorne
22 Gordon St is a new office building in the heart of Cremorne. This suburb has undergone, and continues to undergo, extraordinary change‐ earmarked as a future ‘Innovation Precinct.’ This nine‐storey office building aims to respond to this future context by providing true flexibility in its planning, meaningful public amenity, and implementing high quality design principles.
The proposal takes a clear formal approach by utilising a podium and upper form typology. In response to the anticipated intensification of the context‐ and greater pedestrian activity, the ground level is set back from the street to allow for the footpath to widen. This gesture is envisioned to be a reference point for future adjacent developments along the southern side of Gordon Street.
The buildings height makes reference to the existing commercial buildings and
warehouses‐ mediating between existing and future scales. The upper form introduces additional setbacks to the north and west to create a landscaped edge at level 4.
